Simply put, there are more homes available for purchase, than there are people who are looking to purchase them.  With this said, you need to make sure that your home stands out from the crowd.

Helpful hints:

  1. The house has to be staged to sell. Potential buyers have to be able to see themselves in the home.
  2. Pack personal belonging such as picture, painting, etc. You want to potential buyers to see your home, not your personal belonging.
  3. The home has to be priced correctly and within fair market value, which varies per neighborhood.
  4. Normal home maintenance must be completed before your home is put on the market.

In a Sellers’ Market, new paint and flooring could bring a greater value to a home that is on the market. However, in the current market, it only makes your home competitive.

Houston/Sugarland/Baytown, Texas: Two things are fueling the market here — oil and people. The energy sector in these cities continues to create jobs, and population growth is triple the national average. Incomes are higher than the national average, and the housing bust was almost nonexistent here, with just a 4% drop from the peak. The average home here is a bargain at $176,489. This market is expected to hit bottom next year and — you guessed it — gain 2% in 2013.

Keller Williams December 2011 Market Update Newsletter:

One of the key drivers of homes sales, the employment rate, is beginning to show promising signs of a turnaround. The four-week average for jobless claims, as of November 19, was 394,250, a drop of 3,250 from the previous four weeks, and at the lowest levels since April. Consumer confidence also rose 15 points in the last month, and is now at its highest point since July of this year. Eric Green, Chief Market Economist at TD Securities Inc. said, “The trend remains very constructive. Jobless claims are back below 400,000, which seems to be the pivot point in terms of a strengthening labor market as opposed to a weakening one.”

In addition to improving employment conditions, home affordability also improved as interest rates fell further, opening the door for more first-time home buyers who accounted for 34% of the sales in October, an increase from 32% last month and over last year. The western United States saw the greatest increase in home sales, which were up 4.4% month to month and up over 15% from last year.

A strengthening job market, along with encouraging signs from the housing sector, including a 10% jump in pending sales for October, are strong economic forces. While mortgage lending still remains a challenge, these forces may send a signal to banks to relax lending regulations and allow for a more rapid recovery.

Here are just a few important items to know before trying to leasing a home:  

• The lease market in Houston is very hot.   If you find a home it is important to move on it quick because most likely you are in competition with several others.  

• It is important to know that most residential leases require an application fee, security deposit and first month lease amount upfront.

• All applicants must fill out a lease application including anyone over the age 18 years old that will be living in the home. 

• Approval for any pets must be obtained prior to submitting the leasing application. If approved, the required documentation and fees must be submitted along with the application. Prior pet approval does not guarantee that the lease application will be approved.

Since the Leasing Market is so competitive, you need an advantage over the competition. Thank you so much for all your help in our search for a new home.  You have been so patient with us over the course of the past few months, as we tried to make up our minds when and even if we wanted to move.  You listened as we explained our situation, and you worked to find the listings that best fulfilled our requirements.

We especially appreciate your  low pressure approach in dealing with us.  Surely we must have been a bit frustrating  in our indecisiveness, but you understood the factors we were dealing with and allowed us to take our time. 

The new house is in the perfect location near our daughter and her family and will require very few modifications to allow us to enjoy our everyday lives in comfort.  Best of all, you were able to negotiate a very favorable price for us!
